Paint Job Labor Cost Estimator

Estimate the total labor cost for painting a room or space based on wall area, ceiling, trim, number of coats, and your local painter's hourly rate.

Formulas Used

Gross Wall Area = 2 × (Length + Width) × Ceiling Height

Net Wall Area = Gross Wall Area − (Doors × 21 sq ft) − (Windows × 15 sq ft)

Ceiling Area = Length × Width (if selected)

Trim Linear Feet = Perimeter + (Doors × 22 lf) + (Windows × 18 lf) (if selected)

Painting Hours = (Net Wall Area ÷ 150 + Ceiling Area ÷ 120) × Coats + Trim LF ÷ 60

Prep Hours = Painting Hours × 0.20

Cleanup Hours = 1.0 + (Coats − 1) × 0.5

Total Hours = (Painting Hours + Prep Hours) × Condition Factor + Cleanup Hours

Labor Cost = Total Hours × Hourly Rate

Assumptions & References

  • Wall painting productivity: ~150 sq ft per hour per coat (smooth surfaces, roller application).
  • Ceiling painting productivity: ~120 sq ft per hour per coat (overhead work is slower).
  • Trim/baseboard productivity: ~60 linear feet per hour (brush work).
  • Standard door opening deduction: 3 ft × 7 ft = 21 sq ft per door.
  • Standard window opening deduction: 3 ft × 5 ft = 15 sq ft per window.
  • Door trim allowance: 22 linear feet per door (frame both sides + top).
  • Window trim allowance: 18 linear feet per window.
  • Prep time (masking, drop cloths, light sanding) estimated at 20% of painting time.
  • Condition factor accounts for additional prep: patching holes, sanding, priming bare spots.
